IRR estimates are extremely sensitive to the exit cap assumptions.

The deals are there almost every year, so don't feel inclined to jump as soon as possible without having safeguards in place. :) Cheers!

Hey Roque, To safeguard your interests effectively, I recommend consulting with a lawyer to draft one for you.

Construction starting at the end of this year or beginning of next will last 2-3 years at a minimum and then they have sensitive  equipment to set up which will take another couple years.

There are a lot of settings, so as Craig suggested, you're going to need to go in and make sure you've adjusted the sensitivity, etc...

Good idea - I guess I am a little sensitive to this topic because I had to go thru an eviction process with the tenant before this couple.

However, Real Estate is highly sensitive to borrowing costs for all that lovely leverage.

However, I would caution those who are sensitive to high altitude, or who use supplemental oxygen to see how they do in Prescott and Flagstaff before they make a permanent move - those areas are as high or higher in elevation than Denver, CO.
