I don't have time to read the other responses, so there may be some repetition here.First, you probably have six completed applications in two days because your price is too low.

The Gantt Schedule is used to manage the overall project timeline, contractor start dates & completion dates.For small day-to-day tasks I use checklists & a Task Manager tool to manage task due dates.All of my Project Schedules and Tasks feed to an Overall Project Calendar so I can see all of my schedules and all of my tasks for each project in a Calendar view so I know what my Contractors are doing on each project and see what tasks need to be done internally.Flipping houses is a very repetitive business so being able to save Schedule Templates or Task Templates is also important so you don't have to recreate the wheel for every project.Here are some tools I would recommend checking out:Trello/Asana/Zoho Projects/Basecamp/Clickup/Monday.com/Workfront - General project management software that includes tasks, Gantt scheduling, calendars, project forums, document storage & team collaboration tools. 

Adding properties with repetitive photos (for each tenant over time) would also be annoying to manage.

And do not view getting a profitable (or even a break-even) repetition under your belt as a failure.Assuming your appraisal numbers are solid then you should safely net $320k from the sale, not factoring the payback of the bridge loan. 

Although I'll be rehashing a lot of what Mike Hanneman said above, sometimes that repetition has value of its own. 

More repetitive disjointed comments that don't flow.  

There are many repetitive functions to be accomplished in real estate, but as much as most of you want a step by step process to success, there isn't one, you can't automate judgment, variables of valuations, personalities, needs of your clients or customers, if you think technology manages such aspects you're wrong. 

It should only take you about a month or two to contact everyone on your list and then the tough part – you start all over again.Why the repetition?

I have an issue with a tenant repetitively clogging the sewer, and requiring a plumber to unclog each time.

(Multifamily, Single Family, and Vacation Rentals) Now that I've gotten my day to day procedures down and have gotten a system that is working, I am looking to expand with hiring at least one more person to do the tedious repetitive day to day "busy work" so that I can get out there and spend time getting more business!
