I can't do anything myself besides paint, so I hired a contractor because my real estate agent recommended that he could do alot of things and would be cheap.

Research styles and come up with a game plan for paint, stain and furniture. 

And you can start small, buy an old camper, cut a big window, spray paint it black and brown, add some wood trim and sell coffee outside events.

The house has some great pros:• Newer 2000's home with renovations in the last 4 years• Renovations include: paint, lvp, toilets, vanity, ceiling lights/fans, roof and HVAC• Tenants look like they are up keeping the house decently.

I have a crew of a part time handyman, cleaning/painting crew who is helping in areas such as basic PM and contractors for general rehab.

That's about what my major renovation cost (new electrical, plumbing, new exterior and interior paint) in 2022 but I bought  in-stock cabinet, light fixtures and faucet fixtures myself.  

It DOES NOT require a full gut rehab (rehab could consist of new kitchen, new bath(s), windows, flooring, paint, etc.

I know dang good and well these "note students" are not getting that type of education.I paint with a broad brush, mainly because I can hold a big brush
