I paid to have them refinished and stained.If stained correctly you will add durability to the floor.

If we refinish the floors we replace the quarter rounds.

Original refinished hard wood, granite counter tops, etc.

One thought is to give the current tenant an option to move into the refinished unit as an option although the difference in rent could be $100.

If your houses have hardwood floors under the carpet, have them refinished.

I just don't think there is any house that doesn't need a minimum of all new interior paint and flooring (either new carpet and vinyl/tile or refinish hardwood).
