@Xavier KarikitanMy opinion is that 4 newbies should not get together and form an LLC to purchase real estate.There are 3 traits to be successful in real estate - Experience, Time and Money.You want to get into a partnership with someone who has the trait that you are lacking.In your case, all 4 partners are lacking in experience.I would suggest all 4 partners to potentially look to get their own deal and then look to reconnect in 1-2 years with the partnership ideas.I wish you the best of luck!

Regardless its an easy fix, put a new cabinet bottom in, install lino over it (then if there's a small leak it wont rot the board) and reconnect the dishwasher hose.
