To reduce a price or set a price with a net amount to a seller, you need to divide the amount needed by the reciprocal of the commission rate, for example, a 6% fee you would divide by .94 to get the sale price, you can't really deduct the commission as a dollar amount.An agent always has a broker, I really doubt any broker would allow a listing without any commission, many do for an agent's own property, like one personal deal a year, but as I mentioned, brokers have expenses too.

All markets are reciprocal so what your worrying about isn't necessary so long as your have minimal debt and are diversified.

I believe my Florida license still has reciprocity with Colorado so their laws are likely similar.Talk to you broker.

The ceiling fan remote's button is hard to press in a bedroom that she doesn't use and she wants it wired to the wall.Now i'm all for treating your tenant's well because if they treat you well the same often times is reciprocated, so naturally we paid to bring out an electrician and contractor to do some of these minor fixes and moving forward there shouldn't be much to complain about.
