I know MLS listings aren't guaranteed accurate, but getting the acreage, city and zip code wrong is hard to swallow as an honest mistake.We have a financing contingency, so if it doesn't appraise for the contract amount due to the lower acreage and different city/zip, we can renegotiate purchase price.

I can't speak for all but every PMc I have seen promoting some really low Tenant Placement fee, also has the rainbow of tie-in revenues, namely maintenance.

Congrats on your success in acquiring the duplex that now will yield 6.5% cap at current lower rental rates. 94115 is a great zip code to be in.

Unfortunately the people who promote them do a great job of selling the dream of high returns for zero effort.

Also im pretty sure he promotes section 8 rentals and gives you a story with rose colored glasses.

They will know the code, etc., and have relationships at the City.

Go to the city and county of your prospective STR and ask for the deed restrictions and/or municipal code, for the specific property.

I don’t feel the need to explain myself, or promote his program, but I will say that I have learned tremendously what would have been difficult for me in another community. 3k is nothing compared to other mastermind groups.
