@Mike Sather I haven't used them but the issue would be still having to have a hold deposit in case they commit and then bail. 

It's important to choose that one and commit to using it.

I think using a deposit model where they can get some those prepaid rate back upon closing is a good way to induce commitment.

Usually gets people to open up and it's usually easier for a buyer to see how committed they are to the profession.
