Pros: Diverse job market, low unemployment, great resilience during recessions, nice appreciation, 1% rule can be hit if you look hard enough, great economy, good schools, Midwest nice.Cons: Extreme weather at times (hot/humid summers, tornadoes/hail, brutal cold in Jan/Feb), high insurance premiums, property taxes also really high.

The whole point of sub-to is to obtain title for next to nothing with a great rate while avoiding most closing costs.Pay a premium for an option to keep the seller in title, risk title problems by doing so and then exercise the option just to pay full closing costs with a new crappy rate.

What Peter might have left out, unless you are paying a premium, if you're paying a standard rate.. and lets be honest if you're a flipper you're trying to get these services at a discount.. why is it beneficial for the Architect to drop their other projects to jump on yours to get it back into the City in a couple days?

I charge a premium and as such, expect things to be a bit nicer and feel okay saying no discounts for people shopping for discounted stays as there is a reason I charge more than my competitors.
