In California, a tenant is considered an “at will” tenant if ALL of the following conditions are met: (a) the individual occupies a property, or room within the property, with the owner, (b) there is no agreement for the occupancy to be for a specified period of time; AND (c) the individual occupying the property is not paying, and never has paid, any rent.

The “borrower” would have an option to buy back the property if (1) all lease payments (“mortgage payments”) have been made and the borrower/seller pays is the sale price/loan amount in full at the time the option period/note matures.

They will probably stick to that for a short period and then go delinquent again, but it's much easier to deal with if they violate a payment plan in most cases and at least you get some of your money back.They might be a professional tenant.

As someone who has read Harry Potter, it seems the best way to get the attention of the landlord is to send a scary looking giant to their home residence with a kindly worded letter.More seriously, I was on the other side of the coin previously where my wife put the ads up under her accounts instead of mine, so I couldn't check them without getting on her phone and I was inundated with people looking to see the property (probably 50 over a 5 day period) and was trying to send semi-personalized notes to each one--and it all ended up being too much to handle and I ended up ghosting or not replying to many people after I found an applicant.

It was mentioned above you could refinance into a conventional loan, however with the 5% down conventional primary residence loan on multifamily now chances are you won't refinance this FHA loan unless you plan on living there for an extended period of time and rates come down.
