I work a lot with investors outside of the US from a tax perspective but from a mortgage perspective, as mentioned above hard money or DSCR is probably your best bet.

I basically just told them when they moved in that any drama that may arise from them sharing the house is between them and has nothing to do with me (as long as the house/people aren't being physically harmed).If you do end up renting to veterans I think your best bet to ensure everyone gets along is to just make one lease for all 4 bedrooms.

Once the DOS has been violated, it has been violated.Yes, banks are enforcing the DOS.It actually “red flags” the account at the bank for further review.As the bank looks, then sees Two deed transfers in such a short time on one property, then another transfer to a Land Trust and the loan isn’t being paid off, hmm, they say, “something fishy is going on here and it may be illegal”.Contrary to popular belief, banks aren’t stupid.No bank is going to risk liability to protect you and ignore that you violated the DOS.

Best bet is likely (not absolute - everyone's situation is different) is to look at a national lender or broker that has options in lots of states - its a great development versus 20 odd years ago, with technology, internet, places like this - can have access to many more options than before (local broker or lender thats it)
