If you do a good job picking tenants, you will be fine.

👋I work with a lot of investors who are diving into short-term rentals, and I wanted to share a few tips I’ve picked up over the years that can really help maximize ROI.

I tell everyone that if the numbers worked putting 3.5% down, why wouldn't investors pick it up putting 20% down?

.-- Or, what we do is offer the free rent AFTER & ONLY if they pay their first 3 months of rent on time to earn it.4) Lower the rent 5% every 2-4 weeks until activity picks up.5) Understand this is the worst time of year to find tenants.-- Starts picking back up end of February when this tenant pool starts getting their income tax refunds and aren't broke anymore.6) Section 8: where is the property being advertised?

It is your park to run.But there is a cautionary side to this tale- you should pick one of these two options.   

Pick a listed deal in your area.  

Additionally, there’s always a risk that any pet-related damages could be hidden under furniture or otherwise concealed, potentially leaving us to cover the costs if the security deposit is fully depleted by other expenses (e.g., damages or unpaid rent).

now if you could get a seller to be the bank I get that you could smoke and mirror those deals.. but i would think those would be picked over low value or properties in the worst areas of town etc..
