BP Forum,This question pertains to deducting my home renovations for renting a room and renting the house a year from now. 

As it pertains to the two units downstairs that I usually rent on a long term basis, I've come to the conclusion per guidelines I've read from FHA that they don't care as long as the risk of me AirBnb'ing my own primary residence isn't there. 

This variability  pertains not only to renting but to flipping, rehab costs etc.  

I have a few questions about what they want to see for employment as well as many other things pertaining to an FHA or VA loan and I don't want to bog down the forums here with everything I want to know.

I use any rental income to pay for utilities, business expenses pertaining to the house, etc.I plan to open a new bank account for the Philly house for expenses/income but can it be the bank I use here, or has to have a Philly location? 

Then, with that letter you can explain the new process as it pertains to rents, reporting problems, etc.
