I have a 2-person unit with a glass top dining table and it has worked well.

However, because I am unable to make trips to scout locations or look at homes in person.

That would be a separate mortgage and not what amounts to a second loan on your personal residence, which if you have spouses, they might not be that into. 

Work at establishing in-person relationships that will serve you well over time, not just one-and-done.

If it is a breach of contract to do such action, no, it's not true or accurate to say a person "can" do that anymore than it is to say a person "can" rob a bank.

I personally love the Cleveland market for its cash flow.
