Do you see Nike cold calling customers or driving for dollars?

It is near Woodland Park which is having problems with allowing new permits. 

I don't think I could justify custom cabinets for a $1500 rental. 

Hi @Carlos Rodrigues,Realistically, it's unlikely that sellers will get permits while in escrow.

Who is their architect for all plans and permitting?

Duplex have different zoning that may permit additional units.

I don't know what the issue is/was, but I think a lot of customers want to play games and he probably did his best to keep them on the straight and narrow. 

I would have to get with the property manager and mimic the exact plans they have set up in the lease, all of which were probably customized by the PM to get a few extra dollars.  

They couldn't get a construction loan and were constantly blaming the cities being tough on their permit process.

They have other nice benefits also such as not charging for appraisals if the deal doesn’t close, a great reputation amongst local listing agents with meeting deadlines/ great customer service/ getting the job done with no b.s. and they can often close in under 14 days.
