@Joe Fairless, I've only read your initial post (I haven't even touched your lessons learned links yet) and I just wanted to pause and say, Thank You. 

I’m learning a lot but there are a few things that still give me pause.

I've only really looked at SFH and this jump to multi family gives me pause. 

Or is it the City of Seattle that gives you pause?

It surely cannot sustain this upwards momentum forever without a pause. 

We are past all that now and are excited/delighted about our #3 addition to the family however it has put a pause on all the above since we feel we should hold onto the cash for security and any unexpected stuff that may come up.

This gives me pause because there could be all kinds of shenanigans going on behind the scenes (i.e. what if the borrower has some kind of relationship with the wholesaler and has no intention of renovating the house?).

Jumping in right now, especially in Chelan, where the market is driven by westside Seattler's vacationing seasonally should at least give you pause and it seems like you are a at least aware of the high prices.
