Just wondering can you ever catch a great deal on the market  and if so what’s stopping you from taking advantage?

I would protect myself and cut my losses so I was not looking over my shoulder or getting high blood pressure every time I heard a knock on the door (hoping it is not the FBI showing up to ask you some questions). 

There are a ton of brick quads just north over the river in Cincinnati to choose from.

But, the self-sufficiency test for FHA loans can be really difficult in SF, meaning that the market rent from units you will not occupy must be sufficient to pay for the mortgage payment. 

We have grossed $300k in revenue over the first 12 months of operation, at a ~50% profit margin.

Happy to send over some resources on why Columbus is a great real estate market to invest in.

I have been a PPR investor since 2019 getting anywhere between 8% to 12% return over the years with no payments ever missed. 

I would highly suggest finding a bookkeeper who specializes in REI as our industry is a different animal that a regular business and the bookkeeping is a bit specialized as well.
