After researching further though on social media and then criminal records I found about 12 previous arrests and numerous convictions burglary, theft, criminal trafficking, molestation (don't think convicted), battery. 

This enables you to get your feet wet while seeing how the experience goes and once you get that settled in and you're comfortable with your processes then I'd start branching out into other investments whether it be local to you or out of state. 

I've seen numerous courses offered on Youtube but I am a little sceptical of those.

QUESTIONABLE- Best Buy over $1,000 (maintenance visit soon after noticed two new TVs and Xbox consoles in kid's bedrooms) POOR CHOICE- Numerous purchases from online women's store selling wigs, "interesting clothing" & such (yes, we looked up the website) POOR CHOICE- Numerous cash withdraws of $400-$500 at Detroit casinos.

If not, there could be numerous chains of the contract which can convolute things.

When my tenant moves out, I'm just going to eat the cost and put in the flooring I've put in my last few rentals that went in very well, look great, and, so far, no issues; the Pergo Wet Protect from Lowes.  

Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

Id either leave my spouse, or a partner, or someone I can train to run that while I get my feet wet with the flipping to see how it goes.

Any and all advise is welcomed, especially as I get my feet wet and start learning processes, next steps, and so forth.
