Brokerage is a momentum game, so you want to find someone with some momentum, but you don't want to find someone with so much business that you can not get their attention. 

My chosing to use an all cash strategy means I end up selling a lot and constantly dealing with paying taxes but it works for me especialy in later years when I have built up momentum. 

I'm in the middle of creating a business plan and researching funding options to replace the potential investor so I don't loose my momentum. 

That way you can benefit from the forward momentum of cash flow to build a larger real estate portfolio.Cheers!  

The beauty in my opinion with house hacking is the momentum your build by living for free or close to free while your tenant pays your mortgage down.

This information and approach is becoming more common knowledge as the MHP investing space gains momentum and the Frank and Dave MHU knowledge spreads to more and more investors looking to break into this " new frontier" of Multifamily investing.

Real Estate is a tough road, it has a ton of ups and downs, it starts slow for most people, but once you begin to gain momentum you get to a point where you have more leads and clients than you have time for, where you have to either scale up or down.

Am I crazy to accept a little lower CoC in order to get into the area which I believe has tremendous momentum and growth for the foreseeable future?

At this point, I'm leaning towards moving forward with the deal - primarily to learn hands on and to build momentum for future investment property purchases.

This has really given us a feeling of momentum to pursue real estate investing (rentals, flipping etc.)We recently came across a home via word of mouth that an older women has really let her house go (disrepair) and she is wanting to get out of the house as-is.
