@Sandy Blanton Thank you, I'm sure there was a lot that went on behind the scenes that I was unaware of, I think because of how many deals had fell through on this place before caused a lot of tension.

I like houses that have curb appeal, or good bones where curb appeal can be added.I don't buy on busy streets or under high tension lines.

One of those simple things that I wish I would have thought of.It has to be cheaper than the traditional surface tension guards since its really just a wide nylon sponge stuffed into the gutter.

Cultivating a continual future based money making, wealth building relationship with Cash Investor I think relieves all so called "moral tension" if you will. 

There is no way to answer without knowing exactly what each will be doing.  50/50 usually seems best for most situations but partnerships are fraught with difficulties as your post title shows...i.e. there is already some "tension" in even the way you frame the question.
