Moral of the story is don’t have the tenant around if you can help it , it’s only going to scare people off .ideally he’d be moved out before you show it .

The moral is one has to have reserve account for uncertainty. 

@Cristian Aviles-Morales  Entering into a contract without both the intent and ability (i.e., funds) to perform to the contract is the issue at hand.It's not real estate law, and it's not a crime, per se. 

The PM we contracted worked so hard begging the closing day, as soon we took possession of the property, that I felt it would be morally wrong not to share my experience up this point. 

And yes, I immediately changed the basement lock and didn't give the bad tenant a key copy.So, what is the moral of this story and why am I telling it?
