I have never specifically used options to tie up real estate, but have traded stock options and thought I would throw in my .02 cents on risk.Any option is simply a contract between two parties where one party pays a monetary amount up front (premium) for the right, but not the obligation, to purchase some asset at a set price over a specified time frame.

Hi Mark -The reason the Seller would want the credit to go through escrow is so he allows them to handle the monetary transaction.

I like owning gold and silver bullion and coins and I would have 12 to 15 years ago told you not to bother having more then 1 to 2% in your portfolio but today with whats happened with the monetary system lately I think 5% is not too much.

If the buyer can not adequate believe/access the financials until due diligence phase, how much typically and what sort of costs should he expect to pay (monetary) in order to get to that phase?
