I have a property under contract to close approximately jan 30. The pipes were stolen prior to contract resulting in water gushing inside and wet carpets etc. The humidity is high and carpets are not going to dry out....

@Bob Hucker, moisture appears to be the big issue... not uncommon on wood door jambs like that one... in my experiences, "sawdust" like that usually meant I would find carpenter ants.

The inspector did point out some evidence of water damage on the ceiling and stated it might be from the upstairs bathroom...it tested negative for moisture but probably bc the unit was vacant at the time.

Few salesmen will tell you this, but NEVER use a window cleaner containing ammonia - - it will destroy the seal on the frame-glass contact and let moisture between the panes which ruins the whole purpose of dual pane glass.
