Going direct instead of having a GC do the work will save you money too since that GC will put a percentage on top of work. 

If you have a great-paying, long-term tenant, a small discount can actually save you money in the long run.

Some people already do this, but I chatted yesterday with someone who had not thought of this, so I wanted to give out one of my best ways to maximize your revenue and resources. 

Typically they charge a percentage of the amount saved. 

Some people are able to save money and budget and others are not really good at it.
