First house in 2021 - no internet to search at that time, remember going to realtor offices and seeing magazines and talking on phone with them about properties available and driving by them as there was no google street view.

To qualify, both spouses must materially participate in the business, and the venture must be jointly owned and operated.

The problem is you can't afford to properly make repairs when you are dealing with the lower tier properties and go with the cheapest bids doing nothing but putting duct tape on issues that will become recurring or believing you are making the repairs correctly but use inferior labor and materials because its all the property can absorb cost wise.  

To address this I took detailed pictures from beginning to end of my most recent flip, documenting that we did a thorough job using quality materials.

Plus the challenge with mid term is you are generally on the hook for things like internet, utilities, etc.

What is he charging for the materials?

Paul and Special Financing Company both  promised they would take care of this by December 27th and then just today in the mail I got two letters saying that they had transferred my loan to another company...That is the most insane thing I have ever encountered in all the years of dealing with shady businesses on the internet-!!!!

Newer buildings now have state-of-the-art amenity packages with pools, gyms, co-working spaces, high-speed internet, and community gathering spaces where savvy property management groups will have apartment building events to encourage this sense of community, all being a level of convenience and neighborhood community people cannot get anywhere else.
