I live in Phx but we do most of our investing out of state, so I’m not also the most current on local trends: so find yourself a good local agent to confirm that:- it’s going to be hard to find anything at < $150k / door.

I would trend toward the first two on your list, but all have potential.

I bought my first property in North Jersey at the peak of the 2006 market - came to the closing with no money and walked away with $10,000, still own the home to this day - and it's still possible do near this today - so, it can be done with $50K or less (doesn't mean you should do it that way...) 

I think the most interesting trend I've seen in the last 25 years has been the rise of good realtors like yourself who understand the power of the 1031. 

But I dont know that market and could be wrong about that.

Hi, i was wondering if anyone invested in new london and what the numbers are thererent for 1,2,3, bedrooms and what do you use for vacancy rate? does this include none paying tanets?

One thing I think I would do is either hire a professional market research company and/or get a local high school or college marketing class to do market research and surveys to see if there is interest and demand.
