We are seeing about 50/50 split of people holding as rentals vs selling. 

If you can't convert the whole place to a LTR, then let it go and find another place.Having said that, is the place split into 2 legal residences?

As for the sellers’ request, if you’re open to it, you could pro-rate the November rent and split it as they’re asking, but only after the tenant pays you directly.

When there's tenants already occupying the property, there's often times different leases that were signed among the tenants.Additionally, renting by room usually sees higher tenant turnover which in turn causes more work for the PM.Other challenges to consider:- Disputes/conflicts among tenants (different personalities if a tenant doesn't know the others prior)- Occupancy limits- Splitting utilities (what if someone uses more water?)

I have several questions - imagine being able to split up property ownership into tiny pieces or having every transaction out there for everyone to see, all secure and tamper-proof.

We happened to already have an RV hookup with power/water/sewer, plus a small bathroom building nearby that's about 10x10 split in half, one side with a toilet/sink/shower and the other with a washing machine.

@Valerie Renee BowmanThe easiest way to do this would be to have the seller split the two into two separate contracts. 

--> Kris currently offers a greater percentage to investors than the previous 50:50, and is now splitting profits 75%:25% where investors earn 75% and he/his team keeps 25%.
