When you rent to Section 8 the government dictates to you what must be done to the home and when it must be done regardless if you have the funds or not, (not to mention the manpower).Plus, in order to rent to a Section 8 tenant your home must be inspected first by a Section 8 Inspector.

From what i have been researching, less man power seems to go into it in a sense that you don't rehab, therefore it doesn't require as much overhead.

Somethings to consider however- Local banks do not always have the man power to service their loans so yours may be sold to a secondary mortgage company.

I shouted from the roof tops there is no way no how enough manpower to do rehabs on that many homes in those asset classs for what they are saying the rehabs will cost.. many of those folks were told 9 to 15k for a rehab..
