Can anyone recommend an eviction attorney with reasonable rates? 

I enjoy tenants turnover ever few years for the reason fair market rents tend to increase significantly year over year. 

The reason is that for most programs anyway the 60% loan to value will give you the best rate and best cost available and of course you should still be able to have a healthy cash flow at that loan loan to value.

Do you not trust your attorney for some reason? 

The home the owner is wanting is reasonable enough for the cost to build the home would make the "cost" of the property to be bought at a discount.

The owner said we can have an extension, if it’s within good reason.

I am begging someone please give me just 1 logical legit reasoning, not opinion but a actual factual reasoning.

The biggest reason I would advocate for mixed use is for the reasons you mentioned, the leases are longer, but also the general "issues" around tenants on the residential side don't come into play as much or at all. 

It is for this reason I bought the house but my family does not want to move there.
