Also, what improvements would you need to make to get more rent if condition is an issue.PM is a luxury.

A few sellers in luxury markets care, but they wouldn't remember if it was not for the sign in their yard.Don't get into analysis paralysis when choosing a brokerage.

Many newly build, luxury high rise condos were not qualified for any financing because the building didn’t have the required number of units owner occupied as required by Fannie, Freddie, and individual lenders.  

I have customers that regardless of advice still want to buy in high end neighborhoods and buy luxury homes and hope for appreciation over cash flow.

Our BR house is way more luxurious and has more activities, but our Morganton house has an amazing view and it books more.

If there is an additional 250+ athletes and their families annually, those tenants do not have the luxury short term accommodations the market demands. 

I run a small nature hotel (luxury glamping) that offers similar services to bed and breakfasts.

It's not a hotel, the houses won't be perfect (unless it's new construction or luxury).
