Unless you specialize in this niche, you may be better served by working with a luxury realtor who focuses on these types of properties -- mixed use, commercial, international, etc.

The middle class eventually become home owners, condo owners, etc...There is luxury housing and that's A quality.

I now have the luxury of shopping a commercial loan at my own pace. 

I was on the HOA board of a luxury building in San Francisco and you would be surprised at how many people will let their dogs pop and pee in the common areas (killing very expensive plantings).

Not all have a luxury of time but we all have a chance for education.
