We are in a very low tax bracket this year but should be 10% higher in 2025.

if it is a BRRRR you'd pay the seller off when you refinanced into long term debt, either conventional or DSCR.i don't know anything about the location, market, etc. but if it needs a 40K rehab, you need to push the purchase price even lower than 140K, or it will not work as a BRRRR.

I was just reading Mark's book "The Tax & Legal Playbook" this morning and it specifically had a "critical warning" (page 31&32 in Chapter 3).

The lower the score, the higher the risk and the more we charge for a deposit.

Very sad, very taxing, a lot of effort before you have a deal to show for it.
