I am much happier where I'm at.I LOATHE big banks.

A refrigerator is most often provided, but there again you'll find plenty of tenants (especially in a 4/2) who are moving UP from another home, or a series of homes, and may have picked up a fridge along the way.What I personally loathe about appliances is that they (especially W/D, microwaves, and dishwashers) are maintenance traps. 

Contractors will come to loathe investors who are cheap about everything and investors will complain that contractors are ripping everyone off.

People either loathe them or love them.

Aside from the approximately $50K that I lost, and the self-loathing for allowing myself to be get deceived, I now have a destroyed credit score and have sunk even thousands more into credit card fees / finance charges. 

Then again, I loathe HOAs almost as much as I do governments! 

While I loathe carpet, if you intend on keeping the carpet upstairs anyways, I would follow suit with carpet on the stairs.

Or they could raise the rent every month and I would be held hostage to my loathing of moving. 

Judgment buyers may be loath to buy your new judgment because they know the tenants don't have any assets to get today. 

Maybe I'm too much of a nervous nelly -- it's my inner loathing of the credit card usury industry.
