Their company is pretty great at not responding to their communities people , not following local law yet alone their own lease agreements The uptick of lot rents I get it it’s business but also driving out affordability for people which again it’s a business so some may say that part is just the territory , but not following lease agreements , hiring poor management and then doing nothing about it when it’s escalated is a reflection on their business aswell   best of luck. 

It seems some do more bookkeeping/banking, and some are better for leases etc.

And, know this:  The #1 reason that Landlords fail is their failure to manage to the lease (source: American Apartment Owner's Assn).  

Since you're wrapping up paperwork, make sure your lease terms are solid, get the right insurance (landlord + homeowner), and set aside some cash for future repairs.

I just got a message from the new tenant that moved in in November,  that her and boyfriend are now breaking up and she wants out of the lease.

We would also like to know some strategies on lease renewals during non peak months.

If the prospects look financially shaky or sketchy, I ask for the name of a co-signer - and collect payment for a background check on them.Verbally, I also ask when they are interested in taking occupancy, and I tell them the application will be made part of the lease agreement - that I can evict them if they've lied in their application.
