This is my first time owning a rental property and I'm still trying to figure out the balance between keeping tenants happy and doing justice to my investment.

@Haley Justice-Bonsell, have you considered offering the tenants a "keys for cash" deal.

District Court Judge Dabney Friedrich, who was appointed in 2017 by former President Donald Trump, said the Centers for Disease Control and Prevention didn’t have the authority to stop landlords from evicting their tenants.But within hours, the Department of Justice said it would appeal and sought a stay of the decision, meaning the ban would remain in effect throughout the court battle.For now, the judge has granted a temporary stay, meaning renters can breathe a small sigh of relief.

There's only 1 court that can hear an eviction suit: the justice court in the precinct where the property is located.

I've done some research online about the CDC Moratorium on Evictions and understand the federal government has extended the moratorium one more month - to end on July 31st instead of June 30th, 2021.I've also read that the Texas Legislature has basically decided to no longer enforce the federal ban on evictions and that Justice of the Peace courts can NOW proceed with evictions for non payment of rent.

Looking at the mls listed properties in a everything bubble economy like we have right now is not going to do you justice in the long term.
