I was pleasantly surprised to see so many close locations to Houston listed.

Pleasant Hill, Southern Pointe, Midtown Reserve, or Southern Plantation.

But the buyer and his lender were not going to perform in time of the 30 day contract as they promised initially.

Once I booked and realized that, then I was stuck - waiting... to see if I would get a response in time for me to check in.  

You would be pleasantly surprised what you find and that people are willing to teach and help for little to nothing if you're willing to be humble and offer some value for their time.

I'll likely purchase a few more before the end of the year if my 1031 finishes up in time on the front end sale.
