The large coastal California cities were ranked very high in appreciation (not surprising) but also were ranked very high for their cash flow (this could surprise some who do not recognize the coupling of appreciation and cash flow).Initial cash flow has a poor correlation to actual cash flow over a long hold.

I don't say it is or isn't worth it - only each of us can make that decision - but I criticize no one for asking the question regarding enough, or even recognizing their lack of desire to spend an inordinate amount of effort to obtain what they consider marginal gains.

@Dani Murai, while I can't give you a name of anyone in your area (I am not from there), when you are interviewing contractors, here are a couple things I have seen:I avoid any contractor that has a draw schedule based on percentages, i.e. 1/3 up front, 1/3 at halfway completed and 1/3 at completion.

Their online payment system doesn't recognize non traditional banks (credit unions) so your hit with $27 fee to pay with debit or have to take time out of your schedule and go to a Western Union for a $3.95 fee.
