Private mortgage insurance i believe is not charged on va loans.  

I know I can get an insurance plan, but is it worth the headache?

I 100% endorse adding in the escrows for taxes and insurance to set the buyer/borrower up for success. 

There will be no assessment for increase in taxes or insurance so remains at $1935.

It's a big decision to self-manage.

Looking my insurance policy it mentions that I can opt for settlement under Actual Cash Value vs Replacement Cost. 

Look at all of the costs and then all of the revenue and make a decision based on that. 

Get 3 bids from contractors, get a copy of their insurance etc.- verify the policy is current. 2.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).
