Inspector said the roof should only last 5 more years or so. 

This was after the foundation was given the OK by 2 separate inspectors and occurred due to lack of support under the house, soft soil in Florida, and lack of gutters to disperse rain water from the foundation.

It's also in an area with no building codes or inspectors and we have yet to find anything in the area without visible problems.

Hi all,I'm under contract on a home in Cleveland Heights and inspector suggested a structural engineer look at a few things. 

I just got off a call yesterday with a investor group with a bunch of blue island buildings,  from there experience tenants have been pretty good but the buildings are older and a lot of unexpected problems have arisen so I would say make sure to have a good inspector and some reserves incase work is needed and its a good area to cash flow.

Places like Indianapolis, Memphis, or even parts of Texas could be worth looking into.

Agents, buyer/seller, insurance agents, attorneys, title companies, inspectors, lenders, mom & dad, relatives and so many others. 

If you don't know what you are doing, you are going to outsource every part of the process from agent to inspector to property manager and you won't be connected to the property.
