My recommendation would be to choose potential markets - in several price points - that have strong rental demand and year-over-year rent increases and that also are in markets that are appreciating. 

Not sure if it’s already been discussed in this thread but have those that built ADUs experienced a significant increase in property taxes?

My main aim of interest in real estate is to increase cash flow and overall build wealth that can replace my day job and give me more flexibility with my time.

I would like Lawrence or areas that are starting to increase in value but not as high currently. 

In several markets I follow there has been a HUGE increase in taxes year over year for the past several years.
