It's in the auto repair business, where I had no experience, but the owner I'm buying it from had no prior background in it either, he was Russian immigrant who started here as a taxi driver, saved up enough to open up 3 shoe stores, but sold it all when his wife was seriously injured in a robbery.One word of advice.

It wouldn't surprise me a bit if the roofers I use themselves use guys they can't legally cover with their workman's compensation, (i.e. illegal immigrants) but it just provides one more layer of risk management between myself and the contractor.

In the future if we don't have enough young people or laborers we'll let in more immigrants.

My exception to the credit score rule would be if the tenant had NO score at all, which likely indicates they are an immigrant, just starting out in adult life, or a huge Dave Ramsey fan.

Once things get back to normal, offices open, and immigration begins, flood gate of renters will open up and SF Bay Area rental (condo, apartment, multifamily) prices and rents will explode. 

Most of our duplxes were specifically built by German and Polish immigrants specifically as owner occupied income properties, so the concept of house hacking is at least 120 years old!
