Why don't they provide police protection and enforce basic laws instead of price gouge landlords providing basic human services?

That is just human nature and I get it.

Its best use is for repetitive processes but as you mention jonathan, its a tool but you still need the human.

I strongly prefer as little competition as humanly possible. 

It is rural, so the water would drain only onto my land.So some counties in many states regulate how you deal with draining of human used water.

@Mike RoyI so concur.What helped me finally pull the trigger (override the fears) recently on a triplex, was due to what you shared:1) Education - read lots of books, attended lots of RE Meetups, RE seminars, etc.2) Experience - I volunteered to build for free at Habitat for Humanity (2-4 times per month)3) WHY - I'm passionate about building safe and quality homes on the challenge of a tight budget and NOT cut corners.

If you produce plausable evidence of what your claiming you definatly got a case i'm so sick and tired of the disregard for the constitution and the  disregard of basic human rights.

Price caps have never worked a single time in recorded human history.

Unfortunately, it is human nature to complain much more than it is to be grateful.There are good deals out there and good sponsors.
