I came home and switched my treats from being fresh flowers from the super market and reasonably expensive store bought chocolates to being freshly roasted coffee beans from a local coffee shop down the street and homemade ice cream from a local award winning ice cream shop up the street or freshly baked croissant from the French bakery around the corner.

@Tyler LeeYou'd probably be surprised what a half-hearted amateur sanding, some homemade filler mixed out of Elmer's Glue-All and the sawdust from your floor sanding, and three coats of brush-applied gloss polyurethane will do for most hardwood floors, however heavily scratched.

The pic with the faux brick home made vent hood, the door with the counter top in front of it, the backslash with no grout and the spacers still in it, and the Formica roller on a hook, just WOW!

If it were mine I'd have a licenced electrician come out and inspect the work, and bill the resident for the cost of the inspection and any needed modifications to bring it up to code.Same with the plumbing--licenced plumber inspection and if needed bring it up to code--or if you want--remove it.Right off the bat he does this--on his own, this resident might do a lot more of these (just do it) modifications to YOUR Asset.I've seen where a renter added an entire covered porch to a house..un-permitted...design quality (drunken home made) construction quality (drunken child's fort).

As always, my crystal ball doesn’t work and never has but I don’t see this becoming the norm but rather the niche for those buyers who desire to pay slight more for a home made this way.

I'd run all those deals through the Bigger Pockets calculator and my homemade spreadsheets, learning to run comps on Redfin for flips and rental comps on Zillow and our local rental classifieds, visiting properties for sale, and meeting with contractors.
