You need to either, hire a competent property manager or GROW a BACKBØNE and manage your properties.  

The red flags of managing from a distance and hiring a property manager are legitimate concerns that make it more challenging.

However, I see this as a vertical integration and bringing more capabilities in house to make more money instead of hiring an outsider firm. 

Just got off the phone with another DIY landlord looking to hire a PMC.They really didn't like our response to their question, "How long does it take you to find a tenant?"

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

This included all the data from the first 6 months of the year as I did not hire her until July.

We've had zero phone calls answered or returned, multiple promises or calls "tomorrow" to talk through issues unmetAt this point we've hired another PM (Sadly MidSouth Homebuyers, whom we have other properties with and have had nothing but excellent experience, wouldn't manage this location) who is now going through re-keying the property and assessing the state of the rehab.This was a test property for us, so we learned what we wanted to learn on this transaction.

Hire a property management company who will manage it for you.

Even if you are remote and hire a PM you still have to manage the manager.  

You can purchase them yourself and just hire an HVAC tech to install to save money, but it's going to cost more plus you'll have to maintain them.
