It's wildly infuriating when hear the "oh, it's ok, there the government and there here to help us, let's just give them the reigns guy's, come on guy's just let pappa Sam tell us what to do, pappa Sam know's best"...... 

Without experience and a history of similar properties in your own portfolio to draw upon, it's just a wild guess.  

Over the 3+ decades we've owned it the length of beach has changed wildly in both direction by 20-30+ feet.
