Two years in and my original C- neighborhood (my husband says I'm a generous grader) property, all the tenants except one are on their second year of tenancy and no one owes me any money; I believe this policy is the primary reason.

They have put quite a bit of rehab into it and our out of funds,  They are asking for a 50-100K 6 month loan and are offering generous interest.Myself and two other personal investors want to commingle our funds for the loan and share in the interest on a proportional basis.

Even old time Tenants will want to go to the Testing Phase if they see their Landlord falter, get too over-generous or too understanding.When that happens the Tenant's stability changes because the rules are changing throwing the tenant into the Testing Phase again, so we don't ever want to falter but always stay strong and in control.THE MOVING PHASE:During the moving phase the Tenant, no matter how many years they have been with you, seems to forget everything again.

The comps and the neighborhood have to support it also but I totally could have done a typical flip and made a generous profit as any flipper would but I couldn't live with the quality that it presented itself.

Is it too generous to offer the appreciation and/or does that get into issues like predatory lending like some of the posts I've been reading.
