I have, however, and continue to be a deal guy at 2 investments funds that own far more real estate than Grant and let me tell you, multifamily is not a fool-proof investment and if you do not know what you are doing.I enjoyed the podcast and not trying to be a naysayer at all, just want to make sure that newbies are aware that even multifamily goes down, cashflow dries up, and bad things can happen.

No offence, but I wouldn't deal with anyone with that resume, unless I had a fool proof plan to totally have them by the balls.

Repairs need to be managed effectively and with systems that are foolproof. 

Background checks aren’t foolproof, but they allow you to see if any employees on your team have a history of theft so you can maintain a closer watch.

It's not foolproof but it should help limit your exposure to something that you cannot see. 

I've recently been using a strategy that I think is pretty foolproof.

That way if a hospital(factory, or ETC) shuts down and you had 3 tenants that worked there you are out all 3 just 1 out of 3. not foolproof but you get the idea.
