This campus hosts a large Magnolia home goods store, high end furniture store, cupcake bakery, coffee shop, gardening shop, live music concert venue, large grass area with toys and balls for kids to play with, an open plaza with eight food trucks, a small baseball field (that Babe Ruth once played on and families can now play on for fun), a restored historic chapel (the oldest chapel in Central Texas), and six boutique shops with men, women, and children's products.

And in many cases this may be warranted as health and safety issues may be present.  

Gov. mandates, laws, regulations, these are tools to control WHAT the product/service is, think safety focused. mandating no lead in toys, or fall-arrest gear for roofers, things like that, THAT is where it works. 

Cosmetic repairs that don’t pose health or safety concerns are typically optional.Then be very transparent and communicate thoroughly to the tenant, as to provide a professional explanation for your decision forward.

You do not want to go cheap on this, especially when it's for life safety. 

(Everyone complains that they can smell each other's food and smoke and  in each other's apartments ) The building is in Northern Jersey where I believe the building is responsible to provide ventilation by law. 

You can't compete against the all-inclusives unless you offer complimentary food and booze or you're cheap, as you seem to be confirming.This being said:1) Properties in Mexico/Cancun trade in USD so you have no foreign exchange risk in Mexico while properties in Colombia are traded in COP, the Colombian peso, which has been tanking over the years, eliminating any hope for capital gains for American investors.2) You can get a mortgage in Mexico but you can't in Colombia so even with lower revenue, Cancun would likely still be more profitable, even if you don't take capital gains into account.3) The political risk is much higher in Colombia, especially at this present time.Is Cartagena a bad investment?

@David Randolph - my use of the word "threatened" is in regards to the statements made by, as at the time I understood it to be, the real estate agent negotiating the sale to inform me that I could be sued and a lien placed because I was refusing to sell, which would mean that either I agree to sell and put my children on the street or I refuse and they will sue to take possession and I would still put my children on the street, I took that as a threat to the well being and safety of my children, legally it may not be a threat, ethically and morally, it is to me.
