Our properties close to Coachella get close to 10x the normal rate during the Festival (and pay the mortgage for the year)

Cheese, Tuesday we had our annual special breakfast on her actual birthday, yesterday Kahlan and I went to a Nature Center followed by lunch with my brother and a friend (my wife was holding an open house), and today we all went to the Kansas City Renaissance Festival.

We are in an area close to downtown/festivals/tourist areas but because there is a lot of student housing around us, the complex was still relatively affordable at the time of purchase. 

I believe with the right advertisement and putting on big events like a mud fest and a country music festival I can triple the income in 2 years.

I live in summer vacation area of Northern Michigan that is host to a couple of festivals during the summer that bring in a lot of out of state people.

There is also a concert venue that opened blocks (walking distance) away that has allowed for some people around my neighborhood to Airbnb for 150 to 200 a night (They are doing 3 day festivals every few months so I could stay with family for extra cash flow). 

And just landed in Chiang Mai the other day, for the lantern festival in Thailand.

More and more people that live there during the rest of the year are cleaning up their places and leaving for the Festivals while renting their homes out.
