I just feel like you’d be way better off joining one of the larger multifamily networks that has actual resources and successful students.I really truly believe that Ryan and Tyler started off with good intentions, but I feel they saw how much money they can make off of tuition and have made a ton of promises that they haven’t kept.

If there is even a small chance, I would disclose.If I remediated the water issue and confirmed it's no longer an issue, then I would not feel the need to disclose that.Talk to a Chicago attorney to get the best answer....who would ultimately be the one who would defend you in court...when in doubt, disclose, and you'll be better off.

Who am I required to return the security deposit to?

Deposits will not be returned (full or partial) until all tenants move out.If Tenant A didn’t come to you to get part of the deposit back they may have gone to tenant B, but they most likely walked away from it and I feel it is between tenant A and B to sort it out.Personally I would return it to tenant B, the active tenant in the current active contract.
